The Austin housing market its best price news of the year. The median sold price closed July at $440,000, up 2.3% year over year — the first positive annual reading of 2026 after six straight declines.

● Active listings: 17,735 (+0.7% YoY)

Months of inventory: 6.03, down from 6.30

● Closed sales, Jan–Jul: 19,136 (+6.6%)

● Pending sales, Jan–Jul: 28,733 (+4.4%)

● New listings YTD: 33,305 (–2.0%) — first supply drop since 2023

55.5% of active listings have cut price; sellers netting 97.39% of list

Mortgage rates: 30-year fixed 6.69%, 15-year 6.01% (Freddie Mac, week ending Aug 6, 2026).

Buyers: with half of all listings already reduced, leverage is real. Sellers: price to the year-to-date median, not July's headline.
