In July 2026, the Austin-Round Rock-San Marcos metro recorded 2,739 home sales, up 4.4% year over year, with a $435K median price and 4.7 months of inventory. In the City of Austin, 1,005 homes sold, up 11%, while the median price was $577K, down 1.4% from last year. With 4,718 active Austin listings, buyers still have choices while sellers benefit from improving demand. 🏡

💰 Mortgage rates: The average 30-year fixed rate was 6.65% on Aug. 20, with the 15-year fixed at 5.95%. Buyers should compare lenders as rates vary.
