The Austin real estate market is leaning into a buyer-friendly pace as we head into late 2025. The median home price is about $540K, virtually unchanged year-over-year. Homes are staying on the market longer—around 89 days on average. With inventory creeping up, sellers will need sharper pricing strategies and clean showings, while buyers may find room to negotiate.

Mortgage rates across Texas are holding in the 6%+ range: a typical 30-year fixed sits around 6.3%. This means affordability remains a challenge for many buyers, but for motivated sellers, it still means qualified buyers are out there locking in purchases.
